Buying a home in Switzerland: rules and costs
- You need at least 20% of the price as equity, and at most half of that may come from your pension fund (2nd pillar).
- Banks test affordability with an imputed interest rate of about 5% plus about 1% for maintenance; these costs should not exceed one third of gross income.
- The part of the mortgage above two-thirds of the property value usually has to be repaid within 15 years or by retirement.
- Borrowers choose between fixed-rate mortgages and SARON mortgages that follow the money market.
- Transfer taxes and notary fees vary by canton; some cantons charge none.

Frequently asked questions
How is the monthly mortgage payment calculated?
For an equal-payment loan, the payment is P × i × (1 + i)^n ÷ ((1 + i)^n − 1), where P is the loan amount, i the monthly interest rate and n the number of months. Taxes, insurance and fees are added on top.
What is the current average mortgage rate in Switzerland?
Switzerland does not publish an official average mortgage rate that we can track. Ask several lenders for quotes and enter the rate in the calculator.
How much does a 1-point rate rise change my payment?
On a CHF 800’000 loan over 25 years, going from 1.50% to 2.50% raises the monthly payment from CHF 3’199 to CHF 3’589 — about CHF 389 more each month.
What upfront costs should I budget for in Switzerland?
On a CHF 1’000’000 purchase, expect about CHF 20’000 in taxes and fees on top of your down payment. The breakdown is shown in the calculator above.
Can this calculator predict future interest rates?
No. The scenario tool shows a range of possible outcomes based on the band you choose. Nobody can predict rates reliably — use it to check whether you could still afford the loan if rates rise.
